SUBIC. Freeport of Growth.
|
Subic refers to the general area in Zambales province that encompasses what is now the Subic Bay Freeport, and the municipalities of Subic and Olongapo City.
The Subic area is located more than 100 kilometers north of Metro Manila. Its topography is defined by lush mountain ranges and a deep natural harbor that provide excellent anchorage to ships. It is bordered by the mountain ranges of Zambales but is conveniently connected to the provinces of Central Luzon. |
Subic Bay Freeport was the largest overseas naval facility of the United States before it was closed down in 1991. It was then converted to a freeport that now hosts several industrial and shipbuilding complexes, retail and shopping establishments, as well as tourist attractions and accommodations.
Outside of the Subic Bay Freeport is Olongapo City which is a thriving town, the vibe of which resembles many of the country’s cities and towns. Further away is the municipality also named Subic which feels like a smaller-town version of Olongapo City.
Residential properties in Subic Bay Freeport range from older houses that were formerly used as residences by American military personnel, to newly-built units in the newly-developed areas of the Freeport. There are also lots of accommodations from hotels converted from old military barracks. As the Freeport is further developed and its economic potentials are realized, it is expected that remnants of the old U.S. facilities will give way to more modern real estate projects.
There is a host of stand alone houses and apartments available in Olongapo City and Subic municipality. Prices for these homes are expectedly lower than those found within the more-developed Subic Bay Freeport. Nevertheless, those who decide to locate here can easily access the Freeport and utilize the SCTEX and NLEX to go to Manila and the nearby Central Luzon provinces.
The advantages of acquiring Subic real estate are the following:
-
Subic is easily accessible from the agricultural lowlands and the industrial bastions of the Central Luzon provinces of Pampanga, Tarlac, Bulacan and Nueva Ecija. Land travelers can easily access Subic through the North Luzon Expressway (NLEX) and the modern Subic-Clark-Tarlac Expressway (SCTEX). It is a pleasant two-hour drive from Metro Manila.
-
Subic is being developed as a core component of the agro-industrial complex of the so-called Urban Luzon Beltway. Once economic development in this area is fully realized, it is expected to contribute to enhanced values for the properties in Subic.
-
Subic is being developed into a major tourist destination. As such, the stream of local and foreign visitors is expected to stimulate further the local economy which would eventually translate to enhanced property values in Subic.
-
Subic is very attractive for industrial locators due to its deep water harbor and the mountain ranges that naturally shelter it from major typhoons.
-
Subic Bay Freeport is efficiently managed by the Subic Bay Metropolitan Authority (SBMA) which has made the area a generally safe, orderly and clean place.
