Laguna residential projects increase as province's economic clout rises!

Sta. Rosa, Laguna, April 2010 - The residential property scene in Laguna province continues to witness a feverish frenzy of activities as demand is fueled by an influx of commercial locators and a search for less congested areas to reside and do business in.
Major residential real estate developers such as Ayala Land, Eton, Greenfield, Cathay Land and Vista Land have set their sights on Laguna province as their next big area of expansion. Proximity to Metro Manila, enhanced economic attractiveness, and improved infrastructure have all combined to make this southern Tagalog province a logical catchment area for prospective new residents. |
Big scale residential projects have been sprouting all over the province, but especially in the Sta. Rosa-Biñan-Calamba triangle, where vast expanses of land and connectivity to major road and rail networks have made them ideal locations for residences.
The observed trend for the newer Laguna residential projects is that they have become integral components of larger, mixed-used townships, where the surrounding spaces have been devoted to commercial, leisure and retail establishments. This trend is seen to promote the "live, work and play" set-up where the residents can do all activities and fulfill all their tasks in one contained area.
Ayala Land's newest big-scale residential projects in Laguna province are currently concentrated in the Nuvali mixed-use township. Located in Sta. Rosa city, Nuvali is being created as a mini-city that will have high-end, mid-end and affordable residential projects stand side-by-side with commercial spaces mostly devoted to high-tech and business process outsourcing companies. Upscale retail establishments also complement the equation.
The same pattern of development is being seen with the development of the Eton City township project where similarly, residential projects for the various market segments are being developed alongside a business district that is being touted as the "Makati of the future" - referring to the country's current central business district located in the capital region of Metro Manila.
Greenfield Development, for its part, has its own Greenfield City project near the Nuvali development. Anchored by its successful Paseo De Santa Rosa commercial center, Greenfield City is now host to a hospital and a hotel. Residential houses have been built in the nearby areas and more spaces are being gradually developed for that purpose. Overtime, Greenfield City is expected to rival its neighbors in terms of size and variety of offerings to prospective locators and residents.
Meanwhile, Cathay Land has anchored its huge South Forbes development on its expansive golf course project. Several residential projects featuring Balinese, Japanese, Thai and European themes lie in close proximity to the golf course and to each other. This multi-themed residential project is thus geared toward prospective residents who are into golf and other outdoor-themed activities.
These Laguna residential projects are thus expected to flourish and prosper in the medium to long-term as these are intertwined with the overall economic fortunes of the province. With the seeming mad scramble by residential and commercial locators to get away from the busy and frenetic pace of life in congested Metro Manila, coupled with vast improvements in infrastructure in Laguna province, and the overall transformation of the entire Southern Tagalog region into a sort of alternative economic catchment basin for the National Capital Region, prospects for these developments look bright indeed.
